This beautiful heritage architecture is the Chhotalal Bhuvan, Chandavarkar Road Brhmanwada, Matunga East, Mumbai.
Have a look at the carvings and motif patterns on the open balconies with the angular curvature.
The stepped architecture and the pristine white colour looks classy and elegant, notice the turret at the top.
Limited information about it was available online, but it is a residential and commercial property.
The arch design on the left side along with the rectangular open balconies with motifs on it looks amazing.

This is the (Part-2) Chandrajyoti Building, Bhimani Street, Matunga East, Mumbai.
We continue from the previous part, have a look at the grillwork underneath the windows and the horizontal motif band pattern at the top.
The top turret and the two vertical turrets with grillwork visible from the front end give the mansion a distinct look.
Notice the beautiful tinted glass art.
The extruded balconies to the right are a replica of the front end.
The greenery around the area is amazing.
Now have a look to the right, the building has an exact twin with the same name.
No credible information was available about the buildings online.

This old heritage mansion is the Zaveri Niwas, Telang Road, Brhmanwada, Matunga East, Mumbai.
As one strolls though the serene and green streets of Matunga, on a corner of the Telang road and Chandavarkar Road junction is this wonderful old school architecture.
The open balconies with the old wooden framed grills of the open balconies and wooden windows bring that raw charm and European character to the building.
The design is quite simple and straightforward, but the execution is lovely.
The border patterns, angular design of the building and the alternate patterns of the extruded balconies makes one take notice of it.
It actually feels so refreshing to walk on the street around here, the light rain in the morning gave much needed relief and added to the charm of the green locality here.

This heritage architecture is the Chandrajyoti Building, Bhimani Street, Matunga East, Mumbai.
Have a look at the beautiful Indo-Saracenic jaali/grill patterns, pillar work and tinted glass art on the open balconies.
The borders and the motif patterns are lovely as well, notice the pillared turret with the grill patterns on top of the building.
Located on one of the most serene streets called the Bhimani street in Matunga, it is truly a hidden gem.
Unfortunately there was no substantial information/history available about it on the internet.

This heritage school building is the Regina Pacis Convent High School,Seth Motishah Lane (Love Lane), Byculla East, South Mumbai.
Notice the angular curvature and the window chajjas of the building from the backend.
The clay tiled roof of the mansion to its left, stepped architecture, window chajjas and the grand stone cladding entrance gate looks iconic.
It was difficult to cover the building from the left end due to the high fencing wall and the gorgeous cover of trees.
According to online information it was established in the year 1968 as an all girls high school providing education to the primary and secondary sections affiliated to the Maharashtra state board.

This significant historical site is the All India Khilafat Committee Khilafat House, Seth Motishah Lane, Byculla East, South Mumbai.
The entrance arch with the dome design on it clearly states the same.
The entrance gate is dedicated to Omar Sobani Marhoom, a true patriot and businessman who contributed greatly to the Khilafat movement.
The entry to the premises is prohibited, it also houses Khilafat college in its premises and the site is currently undergoing maintenance and restoration.
Detailed History of the Khilafat House and All India Khilafat Committe as stated online:-
Located in Byculla, Mumbai, Khilafat House is the historic headquarters of the All India Khilafat Committee.
Originally called Chhotani House, it served as the nerve center for the 1919 Khilafat Movement.
It was here that Mahatma Gandhi joined forces with the Ali brothers (Maulana Mohammed Ali and Shaukat Ali) to merge the Khilafat and Non-Cooperation campaigns.
The origins and history of this iconic landmark include:
Foundation & Origin (1919): Built by prominent Mumbai businessman and philanthropist Seth Mian Mohammad Chotani, the house became the official headquarters of the All India Khilafat Committee.
Birth of Hindu-Muslim Unity: Launched to protect the institution of the Caliphate (Ottoman Empire) after World War I, the movement was championed by Gandhi.
He saw it as a massive opportunity to unite Hindus and Muslims in a unified struggle against the British Raj.
Historic Meetings: The property was a frequent meeting ground for legendary freedom fighters, including Mahatma Gandhi, Motilal Nehru, and Maulana Abul Kalam Azad.
A tedious search for documents at the complex later revealed 100-year-old registers containing detailed discussion minutes from these pivotal meetings.
The Eid-e-Milad Procession: To strengthen Hindu-Muslim bonds, Mahatma Gandhi led the very first Eid-e-Milad-un-Nabi procession from the steps of Khilafat House.
This massive annual procession still originates from the compound and circles the city roads.
Educational & Social Legacy: After the Khilafat movement faded, the location housed the nationalist Urdu daily Khilafat.
Today, the expansive compound is managed by the trust and houses Khilafat College (B.Ed. and D.Ed. courses).
In 2026, plans were unveiled to redevelop the site into a 14-story modern complex featuring the educational facilities, a nursing institute, and a 125-bed hospital.

The Marcopia building on Pedder Road, South Mumbai, is a five-story residential and commercial structure most notably recognized for hosting the Czech Consulate.
The building also has had a fair share of controversies

The 2009 Diplomatic Tussle: The building gained local infamy in 2009 during an eviction dispute.
The consulate made headlines after the Bombay High Court heard a case filed by Khemka Exports, a commercial tenant who alleged that consulate officials illegally changed the locks and physically removed them.
The consulate initially attempted to claim diplomatic immunity to avoid court jurisdiction, but the court ruled that immunity did not cover unapproved evictions.
Family Property Dispute: The five-story building later became the subject of a bitter family dispute involving fabricated documents and usurpation.
Three brothers (the sons of a Zambian national) were booked by the Mumbai police and had their pre-arrest bail pleas denied by the sessions court over allegations that they forged a release deed and power of attorney to seize control of the entire property from their stepbrother.

This heritage art deco architecture is the Vellard View,Pedder Road, Dr Gopalrao Deshmukh Marg, Cumballa Hill, South Mumbai.
Have a look at the small open balcony to the left and the rounded curvature of the central section of the building that is outlined by the window chajjas.
Check the wavy design pattern on the grills on the top end balcony which has now been fully covered by modern sliding windows, notice the arched windows on the bottom section of the building.
The building does seem neglected, there is an article online stating that the structural integrity of the building was affected due to a portion of the hill having caved in.

This is the Parsi Heritage complex of Jerbai Baug, Dr Babasaheb Ambedkar Road, Mustafa Bazar, Byculla East, South Mumbai.

The excerpt from the article states the following:-
On a smaller piece of land available (~13,500 square yards) on the opposite side of the Masina Hospital, conveniently situated near the Byculla Railway station and major bazaar of the district.
Here, a colony of 5 large blocks of smaller apartments for 136 families was constructed. But, Jer Bai Wadi did not survive its completion.
She died on 8 May 1926. This housing colony was named ‘Jer Baug’ in her memory now known as "Bai Jerbai Baug".
She was noted for other very generous donations, each one for the worthy cause of health & upliftment of the underprivileged and the needy Parsi women for adequate health care.

We continue from the previous part, have a look at the arch design and the pillars of the Smt. Puspaben Devrajji Sakaria Yatrik Bhavan, also known as Motishah Dharamshala which offers a stay for the Jain community.
A very limited information about the building was available online, it is best to confirm the details for boarding and lodging with the authorities directly by paying a visit here.

The premises also houses the Seth Motishah Adeshwarji Jain Mandir (Temple).
The Motishah lane or the love lane is an interesting street to unearth the vast cultural heritage of the city.
