What if you just get into your 1st duplex or triplex and live in one of the apartments. How do you start a business and get to the next property while working a non real estate day job? Can you elaborate on effective ways to flow W2 money through a side hustle LLC? You mention this idea very briefly in your recent video about capital gains tax strategies. I have not thought of an effective way to do this. Do tell! I thought this would result in double taxation (plus SE) if brought in as payment for services, or would otherwise be framed as some sort of a capital contribution (and so not help net LLC income). Example situation. Married joint W2s summing 200k. Side hustle LLC with some small profits. LLC does similar work to one of the W2 sources but employer won't do C2C. Side hustle is not currently in s-corp profit territory, but could be if bring over W2 money somehow. Have vehicle 100% exclusive use for LLC and driving to W2 gig (no other personal stuff).

Hi. I'm interested in something perhaps like a crt for the xrp i hold, but cannot afford the fees, which i believe would run into the thousands, to set it all up until the xrp becomes valuable, thus i am wondering if once it becomes valuable is it too late to protect it from capital gains taxes-? (A more detailed question i have revolves around the question of if xrp is determined to be a crytpocurrency or a global reserve currency and how and if that would affect its treatment and the available avenues of protecting it from almost 50% taxation.)
