I use CDS rental calculator by chandler david smith. Would use BP too if they had an app

Nope. I use another online calculator that I can use for free as many times as I like (with a max of 10 properties at any one time). It also includes basic versions of both property and rental comps, which I use as a quick starting point to figure out if it's anywhere close to being a deal.
