Homeownership is like a religion in this country. Everyone assumes home prices always go up… They don’t.

But most importantly, people don’t factor in the hidden costs of home ownership. They see a 2-bedroom house for $2,000… and a 2-bedroom house with a mortgage for the same price and they think, “I might as well build equity!”

They don’t factor in the other costs that can add 30-50% to a monthly mortgage.

So when somebody says they bought a house for $300,000 and sold it later for $500,000, that doesn’t mean they made a $200,000 profit after you factor in all these other costs.

Rent is often the monthly maximum you will pay for housing, but a mortgage is the minimum you will pay.

I’m not opposed to home ownership, but this is the biggest purchase of your life. Run the numbers to make sure you can afford it.

What you'll often find is that renting is a better deal.

I’m a millionaire. I can easily afford a house in a nice neighborhood. But I still choose to rent! It’s been a better deal for me for the last 20 years.

Thanks to you, all the pressure on me having to buy a house at a certain timeframe has completely vanished. I just put that money into an S&P500, and if there is an oppurtunity that buying a house makes sense than I will do it, but the ability to move anywhere you want and not have this mountain (mortgage) on your back will really be helpful.

Buying a home by a certain age is the new "Why aren't you married yet?" in our times 😂 Both spoken by people who should mind their own business but also want others to make the same mistakes they made and now regret! (I'm not really opposed to marriage...just to making it a homogenous "should do"!

Buying a house is a bad investment for 95% of people…..but for many…..its almost with a religious fanaticism that “buying a house is a good investment”. Its better to rent and invest difference into an S and P index fund.

Oh and if your are in FL don’t forget HOA=$400+ and whatever fees they decide they can charge you for violating whatever HOA rules they make up, make sure you have another $5000+ always saved up for those…yes they can foreclose on your house too if you don’t pay the fees lol

One of the best times to buy is now. Especially new homes with rate buy downs. Don't forget rent goes up every year while your mortgage stays the same. So yes if your short term planning the just rent otherwise buy for the long term
