As a former firefighter and fire explorer that has done repelling in multiple states, i only use the figure 8 or a double figure 8 to secure my ropes. Then I can make a harness with the tail end if enough then use that to get down safely

Figure eight. Make a series of eights on the rope, tie a bowline around an anchor point on the roof then lower yourself down using the eights for support. Forget the ladder, lol.

If you want to rappel down, you'll probably use a prussik. For the roof end of your rappel rope, any safe knot should be fine. A retraced bowline is probably safest, but you probably need to worry about your anchor more than about the knot you'll use to attach the rope to it.

I'd go with a Bowline to secure it to an anchor on the roof, then a "rescue harness" and a Blake's Hitch with the tail.
