I build not buy, but yes. My strategies have altered slightly but I will keep acquiring land and building more. Just looking at building smaller and keeping more of them as long term rentals rather than STRs/selling as specs.

How much debt are people happy carrying on these multiple rentals? Is it a total debt amount or monthly payment amount? I get that rental income pays the mortgages plus brings in cashflow and savings for the next one but what about the risk of loss of that rental income? And how do emergency funds reflect all of that risk? I am not criticizing I am just curious because I don't have the risk tolerance and am curious about how it is rationalized.

I always want to buy but it's not necessarily my plan. I don't put pressure on myself. I wait for the deal and the opportunity.
