Indoor coils, LOL I'm a retired HVAC technician of 30 years and I would ask homeowners, "Where is your filter? And get what filter , I have lived here 5 years and never changed a filter, sad I'm glad many manufacturers require you have your system serviced yearly to keep the warranty, as majority of failures are due to deferred maintenance

I believe the tenants are not changing filters. They just put a filter in before you showed up

This is what happens when someone removes a plugged filter , plans on getting one the next day , & it gets forgotten until 2 years later & this is Why Air filters are in airconditioning systems Boys & Girls ! Yikes , She be nasty !

Somebody used sheetrock mud to "dampen" that coil... 🤣 That's a job for several rounds of Viper Brightener and a strong hose nozzle, or just replace that nasty thing
