👋 Hey everyone, I missed ya'll! 👋 The MoHo Pro is back and with some exciting news.... But first, I hope ya'll are all safe & healthy; as well as your family and friends. I've had a lot of you message or text to check on me and I really do appreciate that. I've just been quarantinin with the kids, so I haven't been able to travel and tour. That time is over and I will get some fresh content on here this week... maybe I'll start with "The Super NOLA". We've already sold 6 of them in just a few months.
So here is what I want to share .... I just finished designing 6 MODULAR floor plans that I will have on the lot, and on youtube by this fall. No dealer in the south has ever stocked so many modular homes in their inventory before.... well, not since Hurricane Katrina, and that was me too. I am so excited to be offering these homes to your guys again. Due to the COVID-19 pandemic, material prices are sky rocketing, making every manufacturer in the business raise their prices over the past month. Today, a high quality mobile home will run you at least $59 per sq ft. Thats still very affordable compared to the cost of building at $120+ per sq ft. But what if I can offer you the best of both worlds?
WHAT IS MODULAR?
A modular home is built to meet the International Residential Building Code whereas mobile homes meet the lesser stringent HUD requirements. The manufacturer must be licensed as a modular builder and have each unit inspected by a 3rd party inspector during its construction process to certify that it has been built to meet the IRC. The most notable differences in construction include 30 yr architectural shingles instead of 20 yr 3tab shingles, trusses go from 24" on center to 16" OC, electrical wiring goes from 14/2 guage to 12/2 guage, plus a bunch of other requirements that my two Modular/Mobile Home manufacturers already far surpass. There are two types of modular homes. "Off frame" mods that require a crane to setup and go on elevated foundations, chainwalls or a basement, and then "On frame" mods that can go on slabs, runners, or even dirtpads. Both appraise the same but the later are much more cost efficient.. I will be pricing "On frame" if you ask for a quote. If you have to go on a raised foundation or chainwall please advice; and just a heads up, I've never built a basement so lets not try, lol.
FINANCING OPTIONS
One of the greatest benefits of modular is that any local bank, credit union, or mortgage company should finance them. Thru my lenders, if your credit score is above 650, I can probably get you a 30 year FHA mortgage with fixed interest rates running from 2.85 to 3.5 depending on credit. I've been doing this 26 years ya'll, I've never seen interest rates this low. This loan does require that land be involved. If you own the land, it will serve as your down-payment. If we need to finance land you have found, you will need a 3.5 percent down payment of the total package. I can also finance in any site improvements like septic systems, wells, power poles, land excavation, etc. Pretty sweet, huh? I think so too.
THE BENEFIT OF MODULAR OVER MOBILE?
That's easy... investment. When you buy and/or sell a modular home, its value is based off of three site built homes close to you. Remember the $120+ per sq ft cost to get a house built on your land? My six new modulars will average only $80 per sq ft and will definitely have more and/or better features than site built alternatives. Your appraiser will be basing your modular's value off the newest homes built in your area and the $120+/ft those owners paid. Thats easy math, you already saved an average of $40 per sq ft versus building the conventional way. You have immediate equity! If you ever decide to sell or leave it to your loved ones, it will be a huge payday for your family. Modular homes appreciate in value exactly the same as site built homes. In fact, they are treated the same in every aspect as a site built home.... financing, insuring, zoning, etc. Thats right, modular homes have NO zoning restrictions and can go inside city limits and subdivisions as long as your building department approves the blueprints. Since mobile homes are coded to be HUD homes regardless of their quality level, they do not get the same zoning treatment and long term benefits. To debunk a myth... Mobile Homes appreciate in value as well (if sold as real estate with land), but their value will be based off two other mobiles and one site built home sold in that area. It's only when you sell a mobile home off of the land that you lose money because it becomes personal property instead of real estate.
MY HISTORY WITH MODULARS
One week after Hurricane Katrina I was hired by the only modular manufacturer licensed in the Southeastern US at the time. I sold, then financed, then ultimately had to build my first four retail sales before the end of 2005. Because I was so successful with educating the mortgage companies, building officials, and investors about modular homes, I quickly rose to Director of Sales for our factory. From 2005 to 2008, I went on to sell close to 300 modulars to dozens of builders, property developers, investment groups, and NPOs. When the mortgage fallout of 2008 hit, I came back to the mobile home side of the industry and the modular boom ended as quick as it had started in the Southeast. The modular concept has been huge in the north for 40+ years due to the short building seasons and affordability. Our lower cost of living in the South and year round building seasons have kept them out of the spotlight until now due to labor shortages and material cost soaring. Another huge factor, most mobile home dealers are justifiably intimidated with the permitting/zoning process and/or financing that modular homes require. You have to know your areas and do your dillegence. It is best to call your local building office to ask about the process or if there are any exclusions or special requirements we need to know about up front. I have the experience that makes its simple for us both, and it's rewarding for me to know that I have sold you a huge investment with a some extra work on my end.
