Pwede ba bumili ang Foreigner ng House and Lot sa Pinas?
π« Hindi directly puwede ang foreigner bumili ng house and lot (real property with land) sa Pilipinas.
Batas: Ayon sa Philippine Constitution, bawal ang foreigners mag-own ng land sa bansa. Pero may ilang legal na paraan:
β Pwede:
Buildings o bahay lang β puwede bumili ng structure, pero hindi mismo ang lupa (kailangan lease o under sa pangalan ng Filipino).
Lease of land β puwede mag-lease ng lupa hanggang 50 years (renewable for another 25 years).
Corporation setup β kung may corporation na at least 60% owned by Filipinos, puwede silang bumili ng lupa.
β Hindi puwede:
Mag-directly own ng house and lot / lote under their name kung foreigner lang at walang Filipino spouse or corporation.
Kung foreigner na may Filipino spouse, puwede ipangalan ang lupa sa asawa, pero hindi sa foreigner mismo.
