📉 BREAKING: Mortgage Rates Just Hit Their Lowest in Over 3 Years!


This week the 30-year fixed mortgage rate dropped to around 6.06%, the lowest nationwide average since September 2022 — down sharply from about 7% a year ago — and the 15-year sits near 5.38%. The dip has sparked more home-buying and refinance activity as buyers seize greater purchasing power. Weekly demand jumped ~30% in the latest data.


🔑 What This Means for Buyers & Sellers:
✔️ More buyers can now afford higher purchase prices with lower borrowing costs.
✔️ Homes that were stuck on the market may see more traffic.
✔️ Refinancing is suddenly more appealing for those with older 6–7% loans.


While national averages are now just over 6%, local Michigan rate reporting shows:
🏡 30-year fixed near 6.05–6.13%
🏡 15-year fixed near 5.46% — similar to the national trend but with slight regional variation.


That means buyers around Kalamazoo, South Haven, Stevensville, New Buffalo and all lakeshore and West Michigan communities are seeing rates in line with the broader U.S. market — and in many cases, lower than what we’ve seen for most of the past three years.


👉 If you’re thinking of buying:
With rates finally below the psychological 6.5%–7% range that stalled buyers for years, more people are starting to re-enter the market. If inventory stays tight (as it often does in West Michigan’s desirable communities), we may see multiple offers return this spring.
👉 If you’re selling:
Lower rates can pull more qualified buyers off the fence — which means more showings and stronger offers. Now’s the time to position your listing for maximum visibility.
👉 If you’re a homeowner with a high-rate loan:
Refinancing could be worth a conversation — but compare closing costs and break-even timing with your lender.
