While growing up…

I kept changing and switching careers in my mind based on what appealed to me at the moment - Lecturer, Teacher, Custom Officer etc 😂 .

Did this happen to you also? 😃

At the verge of choosing a department at Senior High School, I chose Art Department because I wanted to study law.

One thing stood out while I was trying to figure out where I wanted to be, I did what I was doing at the moment diligently.

“Whatever your hand finds to do, do it with all your might…” (Eccles. 9:10).

You may be doing something that you don’t find fulfilling, do it well.

Do it well. Be the best at it while you chart your way into the next chapter which may be fulfilling.

I have done a lot of things but you see this REAL ESTATE and LECTURING/SPEAKING 😁, I find it fulfilling because lives have been impacted through it.

Sometimes I cry 😢 when I hear the far reaching effect of what I have done. Recently, one of my mentees checked his law school results, shared it with me and said:

“Morning Sir,

Thanks for your advice since 2015 November”

I couldn’t remember the year but I remembered the sacrifices. We slept on bunks without mattresses to reach out to them when they resumed their pre-degree program at OAU. He passed and he has been in touch with me since then.

Oh! DLCF OAU… story for another day.

No matter what I do, I’m a Teacher/Social Impact Enthusiast 😃. I have been teaching ICAN Business Law since my university days till date and I’m still looking forward to a university lecturing role (Part-time).

We are all still looking for better seasons but while you are waiting, GIVE YOUR BEST.

I was at the gathering of industry leaders in real estate, during the Lagos Real Estate Fest, discussing issues around Affordable Housing, PropTech, Real Estate Purchase Innovations that have disrupted how lawyers drafted real estate contracts in the past etc.

On affordable housing, my contributions were:

1. Cost of title perfection and building approval. Both of them have direct and indirect costs. If there is a delay in title perfection or obtaining building approval for a project, it can lead to indirect cost, for example hike in prices of building materials.

2. ⁠Customer Expectations: Some customers want the Lekki luxury for the price of Epe.

How do we manage that so that developers don’t build affordable homes for people who are not ready to live in them?

Even though there are challenges, the real estate sector is thriving.

Our challenges have contributions from the government, real estate professionals and investors themselves 😁.

We continue to work together to create a sustainable future for the investors, end-users, host communities and the government.

“Thank God that I didn’t waste my transport fare 😁”

That was the statement made by a realtor during my last training.

I understood her situation. She came from a far distance, so the training must be worth the stress and money.

Many realtors concentrate on shooting down sales objections before sales, without considering sales objections after sales and legal errors that can kill sales.

Are there any such objections?

Yes, there are. It has led to clients demanding for their money and realtors losing their commission and more.

I can’t eat in a distressed building.

Even though I was very hungry and I found out the restaurant after searching for a good restaurant for some minutes, I couldn’t go inside the restaurant to eat.

The last building collapse, which happened around Berger, had a restaurant under it. The people in the restaurant were trapped underneath the rubble.

At the last meeting with the Commissioner for Ministry of Physical Planning and Urban Development, the Commissioner stated that the fact that a building is marked “distressed” does not mean all hope is lost for the owners. However, the owner of the building needs to work with the Ministry.

If your building is distressed, marked and demolished, government takes over the land also🥲.

As for me, even though something can still be done, I can’t eat in a distressed building 😂.

I missed my job interview 😣

I applied for a job in a company that I believe would pay me a better salary. I woke up that morning feeling excited and sang songs before leaving for the interview.

I dressed up in my 3-piece suit and worked into their office in Victoria Island, Lagos.

As I approached the receptionist, we exchanged greetings and told her my purpose but she gave me a shocking news. Hmmm 🤨 “The interview happened yesterday”.

That can’t be true 😯.

“Didn’t you receive the second email”

Ah! I checked through my email and saw the email rescheduling the interview to a day earlier than the previous one.

Is there hope?

I asked for a consideration to be interviewed. Till date, I have not received an appointment to be interviewed. It’s 4 years now 😁.

God reappointed me for BETTER THINGS🙌.

Just wrapped up an engaging discussion on News Central TV's Breakfast Central!

The topic was "Surging Lagos Rent Prices Sparks Concern". Alongside a seasoned Real Estate Consultant and fellow lawyer, we tackled this pressing issue.

Key points that I raised:

1. Affordable housing is crucial. However, initiatives like the Renewed Hope Project (40M for a 2-bedroom in Ibeju Lekki) are out of reach for many.

2. Reducing building approval costs and construction costs (through reduction of import duties) can help alleviate rent burdens.

3. A holistic approach to the economy can stabilize essential commodity prices.

4. Agents should adhere to the 10% commission and stop charging exorbitant fees not backed up by law.

5. Lawyers should also follow the 12.5% fee guideline or even charge lesser 😁.

I emphasized that merely reviewing laws won't solve the issue; we need tangible actions.

Let's hope our discussion sparks meaningful change.

Government will not grant you building approval if you have a defective title.

Yesterday, I was privileged to raise some concerns (highlighted below 👇), regarding building approval, when the Commissioner for the Ministry of Physical Planning and Urban Development, Lagos State, finished his speech during the Ask Lagos Twitter Space titled “Building Collapse in Lagos: What are the issues and Solutions?:

1. The issue of delays in obtaining approvals and the need to proceed to site to escape inflation.

2. ⁠The issue of cost of building approval: Is the government more interested in revenue generation or saving lives through building regulations.

One of the points that the Commissioner emphasized, while answering my questions was that the Commission cannot grant building approval without proof of title to land.

Are you also aware that you can only get provisional building approval if your title is unregistered?

Title (Ownership) goes to the root of your property claims. Get a good title or process one immediately.

I will be sharing with you my experience at the Land Registry of a particular root of title that I traced.
