THE 5 MOST IMPORTANT LAND TITLE
DOCUMENTS EVERY NIGERIAN IN DIASPORA MUST VERIFY BEFORE INVESTING IN PROPERTY BACK HOME.
If you forget everything else in this series — don’t forget this one.
In Nigerian real estate, land titles are EVERYTHING.
Your money is only as safe as the document covering the land you’re paying for.
A lot of diaspora investors have lost millions of naira and dollars because they didn’t know which titles to ask for or how to verify them.
Let me make it simple for you.
Here are THE 5 MOST IMPORTANT TITLE DOCUMENTS you must check (or your consultant must confirm) before you send any money for property in Nigeria:
1. Certificate of Occupancy (C of O)
This is one of the highest titles you can get in Nigeria. It shows that the government has officially allocated that land to an individual or company for 99 years.
TIP: Ask for a scanned copy and confirm its authenticity at the Land Registry.
2. Governor’s Consent
If a property has already been allocated to someone with a C of O and they’re reselling it, the new buyer must get Governor’s Consent.
Without this, your ownership is incomplete in the eyes of the law.
3. Excision (or Gazette)
Some lands were originally under government acquisition but later released (excision).
If you’re buying land in developing areas like Ibeju-Lekki or Epe, this is your protection.
Always ask for the excision number or gazette reference.
4. Registered Survey Plan
This shows the precise location and size of your land.
A proper survey plan should have government registration and a coordinate beacon number you can verify on-site and at the Surveyor General’s office.
5. Allocation Letter (From Developer or Estate Company)
If you’re buying into an estate still undergoing title perfection, you’ll get an Allocation Letter.
NOTE: This is not yet a C of O, but it’s a temporary document showing your claim within the estate layout.

Even if it’s your blood brother selling it, documents or nothing.
