I have to admit I am brimming with excitement and anticipation for what this year holds for us here in the San Francisco Bay. We closed 2025 with significant momentum, capped by a very active year-end run in residential real estate. Demand remains strong and durable, while inventory continues to tighten—2025 saw a year-over-year decline in available homes compared to 2024, alongside an increase in closed sales. Simply put, the need is real.
Looking back, 2025 will be remembered as the year San Francisco re-emerged. Media attention shifted elsewhere, and quietly, this “small fishing village” went back to doing what it does best: innovating, investing, and living well. Buyers returned with purpose and conviction, willing to place long-term bets on the future of the city. The results were telling. The $10M+ segment recorded one of its busiest years on record by dollar volume. SOMA and East Cut condos became the hottest ticket in town after years of sluggish performance. Single-family homes traded competitively across nearly every neighborhood, many selling over asking—yet without the excesses of an overheated market, thanks largely to disciplined buyers and constrained inventory.
Early-year conversations with colleagues across the City reinforce this dynamic: well-qualified, motivated buyers are plentiful, while listings remain scarce. This imbalance continues to define our market and creates meaningful opportunities for sellers considering a move in 2026. San Francisco is having a moment—and the data supports it.
The City’s confidence has returned. We are hosting (and hopefully winning) the Super Bowl. The World Cup is coming. California for the first time in 25 years is not officially in a drought. Tahoe has a ton of snow. The surf has been really good. Quality of life matters, and San Francisco continues to deliver it in ways few cities can.
All indicators point toward an active, opportunity-rich 2026. I have several exceptional listings in the pipeline and look forward to continuing to expand my market share while delivering thoughtful insights, high-quality content, and meaningful collaborations throughout the year.
