ā Assistance Amount
Provides a loan for up to 20% of the home purchase price or $150,000 (whichever is less) to be used for the down payment and closing costs.
ā Shared Appreciation Structure
This program is not a grant ā it is a loan that must be repaid.
When the home is sold or refinanced for the second time, the borrower must repay:
The original loan amount, plus
A portion of the homeās appreciation.
Moderate-income borrowers: Original loan + 20% of appreciation
Low-income borrowers (below 80% AMI): Original loan + 15% of appreciation
ā Refinance Guidelines
If certain conditions are met (such as making at least 12 payments),
borrowers are allowed a one-time refinance for rate reduction
