If you own an investment property, there is a capital gains tax change coming on 1 July 2027 that a lot of investors still have not heard about.
The short version: the way your cost base gets calculated is changing, moving from the 50% discount to an indexation system. If you rely on the government's default numbers, you could end up paying far more tax than you need to when you eventually sell.
My take, and what a lot of smart people are saying too, is that getting an independent valuation when the time comes gives you a fair cost base and protects you down the track.
