People assume rate hikes are bad for the property market. As rates go up, less people can buy which means less demand, leading to lower prices. It’s not as much as you think but let’s play out your worst fear. Say the market drops by 5%, but because you buy well - you protected your downside.
Here’s where it gets tricky. If you bought in the right market at the right price point, you may see more demand if rates hike. People who can’t afford $800k, now buy $700k.
Along with this, some who could buy $500k, now can’t buy. So, they stay renters. Some can’t hold on, they sell and become renters. We’ve already seen rents rise, they’ll take off even faster if we have more rate hikes.
I hold a lot of debt…if rates hike, my debt is worth less, my cashflow in the short term is worse off. However, once rates normalise and cut, cashflow improves and rents don’t go back down.
Yields today are like 4%. I can totally see them closer to 5%.
