Project complete! 🔑 After 14 months, this Lakeway dream home is officially done.

Located in Lakeway, Texas, this custom build by Art Village is nearly 5,000 square feet of modern European style.

It has 5 bedrooms, 5 full bathrooms, a half bath, and a home office. Big windows and sliding doors bring in natural light and open up to the pool and outdoor living space.
The interior brings it all together. Designer wallpaper, natural stone, smart home tech, and a kitchen made for hosting. The bathrooms feel like a private spa.

Outside, there's a pool, spa, outdoor kitchen setup, and a covered lounge area, all just minutes from Lake Travis, golf, and downtown Lakeway.

14 months of planning and building went into this home.

Your framer speaks Spanish. I speak broken English. Together we explain why your slope house costs $50,000 more. Somehow it works. 👇
In this video we break down the real differences between framing on a slope vs flat ground - elevations, wall heights, sequencing, cantilevers, safety, and why the same 5,000 sq ft house costs nearly 3X more to frame on a slope. Plus our master framer shares what most contractors get wrong every single time.

#doors #soliddoors #hollowdoors Just posted something that's going to save a lot of you $10,000+ on your next build. After installing 400 doors across 20 houses, I finally broke down the real numbers: premium doors cost $2,000 in the US, but I get the exact same door imported for $700. Even basic solid doors cost the same as Home Depot hollow doors - but way better quality.

The craziest part? Most builders have no idea this is even possible. They just walk into Home Depot and overpay. Full breakdown is live now - link in comments. Question: have you ever imported building materials? What surprised you most about the process?

#slope Okay, this is embarrassing but here goes...

New video just dropped where I walk through Sky residence and show you the 5 BIGGEST mistakes I made building slope houses.

Not "other builders" - ME. My actual mistakes.

$10K here, $100K there... it adds up fast.
But if sharing my failures saves you $50K-$100K? Worth it.
Watch here 👉
Drop a comment if you've made any of these too. Misery loves company 😄

p.s. And I filmed a really cool vinomus spider inspecting our building site. Ha-ha. Can you spot it in the middle of the video?

Hey my youtube fellows and subscribers. It's important.

There's a huge difference between "I'm trying to build a house" and "I'm building a house and I know what I'm doing."

The difference? A proven system and experience.

For years, Igor and I have been teaching people how to build at our Austin bootcamps. In person. On real job sites.

100% success rate. Everyone who came through walked away with complete clarity.
But most people couldn't make it to Austin. Couldn't take 3 days off. Couldn't afford the travel.

So I created something completely new.
Starting March 17th, we're streaming LIVE from our active Austin construction sites for 8 weeks.

You watch us build - foundation pours, framing, inspections - as it's happening. You ask questions in real time. You get weekly coaching. You work on YOUR project with personal feedback.

I'm, Ihor Stepanov is putting 30+ years of experience - 22 completed homes, millions in successful builds - into this program. My partner, Dmitriy Bondar bringing all his 25+ years of business and educational experience.

And here's what makes it unique: you SEE everything with your own eyes.
Not slideshows. Not theory. Real construction. Happening right now. Live.

I've never seen this format anywhere in the United States. Because it's hard to do. You need Starlink satellite internet. You need active job sites. You need someone who's actually building right now, not teaching from memory.

But that's why it works.
8 weeks from now, you'll know exactly what to do. Step by step. No guessing. No wasting money on mistakes.

From "trying to build" to "building with confidence."

That's the transformation.

March 17th. 50 spots. This is it.

Quick question for builders planning 2026 projects:
Do you think building costs are going UP or DOWN compared to 2025?
I just broke down all the numbers (lot prices, materials, labor, tariffs) and the answer surprised me. Just dropped a new video with the real data. Drop your guess in the comments, then watch to see if you're right.

P.s. PLUS added a spreadsheet with a comparison.

Stop designing your slope house wrong.
I'm standing on my most complicated project right now (Sky residence) and just realized most people design slope houses completely backwards.
They start with: "How many bedrooms do I want?"
They SHOULD start with: "What does my survey say?"
Made a 15-min video breaking down the exact order. It's not sexy, but it'll save you $40K+ in mistakes.
Watch this video about designing a house on sloping land.
P.S. - If you've already bought a sloped lot and haven't done a topographical survey yet... You MUST watch it
