What if you had a healthy emergency fund, stable income, health insurance, low or no debt, and a stable job BUT you live in a city where 25-33% of your net income is impossible.
In this “exception”, what would you consider the new % of your net income limit?

Welcome the the future! This is what your agent will be seeing from their end. Keep in mind, any “concessions” they get from the seller to pay their commission could have gone to you. I think going towards a low cost flat fee will be much more profitable for home buyers AS LONG as you make sure to squeeze every dollar of concessions from the seller for you and not to your agent.
