Judy Zhou’s New York

Sharing tips, tools and tours of NYC homes to help you find yours. I came here for college 15 years ago and tried to leave, but the City kept pulling me back. In the past 15 years, I have moved 10 times, from all over Manhattan (up, down, all the way east to Ave D and west to the Hudson River) to Queens (Elmhurst) and Brooklyn (Bushwick and Fort Greene).

I'm also a licensed Associate Real Estate Broker at Douglas Elliman Real Estate. My goal for this channel is to share all the lessons I learned finding my own home(s) in NYC, and the professional expertise I have as a real estate professional at the largest and oldest (110 years and counting) brokerage in the City, to make your journey of finding a home here in NYC easier, and maybe (can it be done?) even fun!

The last time I was in Vegas was 20 years ago. I was 14, and my parents tried to get me to hang out with them while they played the slot machine. The security guard quickly spotted me, and I promptly got sent up to the hotel room, alone.

I was still living in Zhuhai then, the Southern Chinese coastal city that is next to Macau, the Las Vegas of Asia.

It's been a long journey back to Vegas for me. Five months after I returned home from my first trip to Vegas, I packed up two suitcases and moved to a boarding school in the English countryside. I attended Sherborne International College in Dorset, followed by Charterhouse School in Surrey.

NYC was the next stop, where I attended New York University for English Lit. Little did I know, New York wasn't going to be a stop for me. It was a destination. One thing about leaving your home at a young age is that your formative experiences could shape you so much that your home no longer felt like where you belonged. In New York, I had found my new home. That was 2009.

16 years in, I am an old NYC transplant with the passion and enthusiasm of a newcomer, and the no-bullshit thick-skin assertiveness of a native.

And I'm ready for my return to Vegas, as a 34-year-old who is now old enough for the slot machine! Or some great conversations with my new family -- my beloved Elliman family, many of you I have met over the past five years on Zoom at the Role Play Calls, Bootcamps, and Master Classes...

Can't wait to get to know you better and hear your stories!

Everyone talks about saving for the down payment… but no one warns you about the "oh by the way" costs of buying in NYC.

I’ve seen buyers blindsided by things like:
- Co-op boards asking for more post-closing cash than the apartment itself.
- A full laundry list of closing costs
- Holiday tips that rival your rent
- $20k window shades

The list goes on!

I go over topics like this in my monthly newsletter, so if you're looking to stay updated about the market trends, want to learn about the in's and out's of NYC real estate, or are thinking of buying or selling a home, click the link in my bio to sign up for my newsletter!

Revisited Paris after studying abroad twice there. Went back to my old Rue Amyot where I first lived and met @neetah19 the summer Woody Allen was filming Midnight in Paris (2010), where we spent a night lying outside the Pantheon like in slide 5 here, waiting for dawn to break. Where we had a picnic in Jardin de Luxembourg, and learned French with wine.

I came back to Paris for the first time in 14 years to celebrate my two-year wedding anniversary with @sealionbubbles and it was the right decision. Paris welcomed us with a surprise milonga en plein air under some beautiful arches by Jardin de Luxembourg when we strolled home after dinner on our actual anniversary!

I loved showing my husband @sealionbubbles a place that has stored a big piece of me, and to explore Saint Tropez and some small villages in Provence together! Copious wine was consumed and mussels, fish, and other seafood. We sat on chairs, leaned back and watched the sun set and the stars sparkle, and we took walks at dusk against the backdrop of the mountains. And it was special to visit some wineries at the oldest wine appellation in France, Chateauneuf-du-Pape!

Happy Two-Year Anniversary, Alex! ❤️

Here is the story of how June 9 became our official wedding anniversary! It’s a story of tradition, superstition, stubbornness, love, and compromise (between my mother and me - did you think it was about my husband? lol)
——————————————————————————
“Do you want the rest of your life to start off on a bad, terrible note?” Asked my mum, in earnest. My mum was protesting that my fiancé and I had picked a date for our wedding, that according to a Chinese fortune teller that mum paid RMB 1,000 (almost $120) for, is a bad date, especially for the bride!

I told mum the date had been decided, deposit paid for, and there was no changing.

My mum was mad and raised her voice: “Do you really want the rest of your life to start badly??”

I laughed. I am not superstitious.

Mum continued: “Then why did you ask me to check the date for you on the Chinese lunar calendar?”

I confessed: “I just wanted to know if it happens to be a nice date. But not a big deal that it’s not.”

Mum was furious now: “I would have rather not known!!”

I negotiated with her (classic) and we agreed that it would be sufficient if I got married in city hall on a different date that the fortune teller deemed more auspicious.

That was 6/9/2023!

Two year ago, today.

So far, so good and we have been very happy! Probably all thanks to that auspicious date and my mum’s insistence.

Happy two-year anniversary!!

So, you and your partner are thinking about moving in together? Cute! Romantic. But it’s also a huge financial and legal commitment!!

Before you start picking out furniture and fighting over closet space, let’s talk about what actually matters: money, ownership, pets, and the future.

💸 Who’s paying for what?
50/50 split? Based on income? Are you covering the mortgage while they handle utilities? If you haven’t figured this out yet—do it now!

📜 Who’s on the lease/mortgage?
If only one of you is on the title, what happens if you split? How do you buy each other out? This is awkward now, but trust me, it’s worse later if you don’t plan for it.

💳 Debt + Credit:
Your credit scores matter. A lot. Your lender (and possibly the co-op board) will see everything—student loans, credit card debt, vacations… nothing is off-limits.

🐾 Pets!
Are you getting one? Do you already have one? Does your partner secretly hate cats? (Red flag🚩🚨) Also, NYC buildings’ pet policies can be brutal—some buildings have breed and weight restrictions, so check before you commit.

🔮 The future:
How long are you thinking of living in this new apartment? Do you potentially want to have kids or not in those years? Do you want to live closer to your partner’s family—or further away? (No judgment here.)

The sooner you and your partner have these conversations, the smoother your moving-in-together will be. And if you need help navigating it all, that’s where I come in.

Beyond my own moving-in story which was a story I have shared in a previous video (pinned), I’ve helped countless couples find homes together—and I’ve seen all the mistakes people make when they don’t plan ahead. Let’s make sure that’s not you.

📩 DM me, and let’s figure this out before you sign anything!
