Which Deal Would You Pick?
We just dropped Episode 4 of The Route, and we are breaking down three very different Fort Myers warehouse deals.
When we put boots on the ground, we do a full deal analysis right there in the parking lot. Here is what we looked at this week:
Deal 1: A 5,3k sq. ft absolute NNN property. It is generating $84k NOI, but the seller bought it for just $550k back in 2023.
Deal 2: A brand-new 10,200 sq. ft build pulling $160k NOI. The $300/ sq. ft valuation is high, meaning we need to dig into tenant revenue before making a move.
Deal 3: A 25,000 sq. ft property across three buildings with a projected 2027 NOI of $459,000.
