🚨 Noida–NCR could be on the verge of its biggest vertical expansion yet.

Context:
The UP government has removed the FAR cap on 45m+ roads.
✔️ GDA has already implemented this.
✔️ Noida, GNIDA and YEIDA are in the adoption phase with draft bylaws under review.

What this means on-ground:
✔️ Supply will rise, but so will density.
✔️ Parking, traffic, water and sewage systems will face additional strain.
✔️ A World Bank study projected Delhi’s congestion costs to touch ~$14.7 bn annually by 2030—NCR is heading in the same direction if infra doesn’t scale.

The present reality:
👉 Curb-side parking, school-hour traffic jams, and challan data already highlight severe pressure points. (TrafficInfratech, policy studies)

Authorities’ response:
✔️ Bridges and 60m road widening projects are underway.
✔️ But infrastructure always plays catch-up—densification moves faster than upgrades.

Bottom Line:
Higher FAR = higher supply. But liveability will improve only if transport, parking and utilities scale simultaneously.
