We know this is a stressful time for tenants affected by the recent apartment condemnation in Ypsilanti. Many have asked if renters insurance can help. Here’s what you need to know:

✅ What Your Renters Insurance Might Cover:

✔ Loss of Use (ALE) – If the building was condemned due to a covered event (fire, burst pipes, storm damage), your policy may help with hotel stays, temporary housing, and food.
❌ If the condemnation was due to code violations, neglect, or maintenance issues, insurance likely won’t cover your costs.

✔ Personal Property Coverage – If a covered peril caused the damage, your belongings may be covered.
❌ If the issue was mold, general disrepair, or landlord neglect, insurance likely won’t cover your losses.

✔ Liability Protection – If you’re accused of causing damage that led to the condemnation, your liability coverage may help with legal costs.

❌ What’s Not Covered:
• Eviction due to landlord negligence
• Condemnation for code violations
• Building repairs (that’s the landlord’s responsibility)

📌 Next Steps for Tenants:

🔹 Check your policy for Loss of Use coverage.
🔹 Ask your landlord why the building was condemned.
🔹 Call your insurance provider to see what applies to your situation.

Tip of the Day ✨🚗💡

RENTING A CAR? Don’t Overpay for Insurance! Let’s Break It Down:

✅ Your Personal Auto Insurance:
If you have full coverage (comprehensive & collision), it usually extends to rentals.
BUT… it may NOT cover Loss of Use (when the rental company charges you for the time the car is being repaired).
Example: If the car rents for $40/day, you could be charged daily until it’s fixed!

✅ Credit Card Coverage:
Many major credit cards offer rental coverage (sometimes primary, sometimes secondary) if you use the card to pay.
TIP: Call your card company to confirm what’s included—and what’s NOT.

⚠️ Rental Company Insurance:
Most expensive—but can give full peace of mind.
Covers damage, theft, and often Loss of Use, with no claim on your personal policy.

Hey Michigan!
Spring is here—and those summertime get-outs are calling! ☀️
Cruisin’ in the sun, sunglasses on, windows down, music up... we get it 😎🎶

But wanna know what’s crazy?
You can get pulled over just for cruising in the left lane—even when the road is clear!

And I’m not talking about the highway.
I’m talking about your local roads — yep, even secondary streets in your neighborhood.

According to Michigan law (MCL 257.634), the left lane is for passing only.

Here’s the breakdown:
✔️ Use the left lane to pass
✔️ Cruise in the right lane
✔️ Left lane = OK only to turn left or avoid hazards
❌ Left lane cruising = impeding traffic
❌ Yes, that’s a ticket, even on a sunny day with good vibes

Lequana’s got your back with info that keeps you safe, legal, and covered.

As Heavy Rain Moves In… Across MI .. Know the Difference!
Don’t get caught off guard by water damage this season!
Let’s break it down real quick:

Flood vs. Water Back-Up — NOT the same thing!

⚠️ Flood =
• Water coming from outside your home
• Caused by heavy rain, overflowing rivers, or storm surge
• Not covered by standard home insurance
• Requires a separate flood insurance policy

✔️ Water/Sewer Back-Up =
• Water backing up through sinks, toilets, or drains
• Often due to overwhelmed city systems or sump pump failure
• May be covered if you have the Water & Sewer Back-Up Endorsement

What You Should Do Today:
• ✅ Review your home policy
• ✅ Check if you have the water back-up endorsement
• ✅ Ask your agent about flood insurance if you’re in a risk zone
• ✅ Stay safe and dry out there!

It was heartbreaking to see news of a house explosion in the Downriver area today.
Reports say people may have been hurt—our hearts and prayers go out to everyone affected.

This kind of event is tragic… and it’s also a powerful reminder of why insurance exists.

Insurance is designed to protect you from things that are sudden and accidental.
And that’s exactly what this appears to be.

So now people are asking:
“Would my insurance cover something like this?”
Let’s break it down:

✅ Most homeowners insurance policies do cover explosions—especially ones caused by gas leaks or malfunctioning appliances.
✅ Your home, personal belongings, and even detached structures are likely covered.
✅ Temporary housing may be provided if your home is unlivable.
✅ Liability coverage can help if someone is injured on your property.

But be aware:
❌ Intentional damage, illegal activity, or explosions caused by things like floods or earthquakes usually require additional coverage.

Look—Lequana’s Got Your Back.
