New Construction is the most cost effective way to get into home ownership right now.

Rates are at 8-8.5% 😱 but but some builders have New Homes for as low as 3.75%. P.S. Several of these homes apply to investors as well.

How many of my friends know a Software Engineer? You might share this post with them.

How much home can a software engineer who makes $150,000 a year afford? Let's find out...

Let's say our software engineer earns $150,000 a year, which is roughly $12,500/month...before taxes. (That's what lenders use)

Now let's say he/she has $150/month in student loans and a $300 car payment each month. (AKA $450 in Monthly Debts)

We are assuming a credit score above 700+ for this scenario and 5% or $10,000 saved for a downpayment.

Now that we have their income $12,500 and debts of $450 per month (AKA DTI or Debt to Income Ratio) we can now plug this into a calculation that lenders will use to give a rough estimate of how how much home they can afford.

The formula we will use is the 30/30/3 rule. Essentially you should be able to safely spend no more than 30% of your income on your total housing payments including your Mortgage, Property Taxes and insurance.

Using this formula we find that our Austin, Texas Software Engineer making $150,000/year with debts of $5,400/year can safely afford a $3,075 monthly mortgage, which comes out to a $654,000 home.

If you found this information helpful share it with a software engineer who might find this helpful as well. -Joseph Gonzales eXp

P.S. If you need a loan officer to help you with your specific income or debt scenario shoot me a DM that says "Engineer" and I will hook you up with one of my trusted loan offers.

P.P.S. This is a not a mortgage quote for you specifically. Be sure to talk to a mortgage professional for an accurate pre-approval.
