Mauritius property prices are still climbing — just not at the breakneck pace of a few years ago. For buyers and investors, that's actually the headline: a market maturing into steadier, more dependable growth.
The trend in plain terms The national Residential Property Price Index has more than doubled since 2019, and it's still rising — up over the past year, with the most recent quarter showing continued gains of 1.3%. Growth has slowed from the sharp double-digit jumps seen a couple of years back, but it hasn't reversed. And critically, it's broad-based: standard homes and apartments are appreciating right alongside luxury properties, not just a few high-end sales dragging the average up. Looking at the bigger picture, property prices have climbed roughly 80% over the past five years or so — well ahead of wage growth over the same period. That gap is worth knowing about, but it also explains why real estate here has been such a strong store of value.
Demand is still solid Foreign buyers remain the driving force in this market. Under Mauritius's approved ownership schemes (PDS, IRS, RES, Smart City and similar), locals account for less than 1 in 10 buyers — this is overwhelmingly an international market. In the most recent full year on record, over 800 purchase authorisations were granted to foreign buyers, described by industry authorities as a solid, healthy level of demand. Real estate also continues to punch above its weight in the national investment picture — it's regularly cited as the single largest category of foreign direct investment into Mauritius, ahead of every other sector.
Where the activity is The north and west remain the busiest regions, benefiting from established infrastructure and proximity to hubs like Grand Baie and Black River. Transactions there are less frenetic than they were a couple of years ago, but that's read as a sign of a market becoming more selective — buyers taking the time to find the right property rather than rushing, not a sign of cooling interest.
The takeaway for investors Mauritius isn't in a boom anymore, and it isn't in a slump either — it's in a selective phase, where solid, well-located properties are still appreciating steadily and foreign demand remains strong.
