These US Air Force members wanted to sell their house they had purchased years ago. They reached out to me while being stationed in Japan, because I helped their coworker, another military member sell their house as well.

My teammate, Shelby Dobbs, and I analyze the property, I gave the seller feedback from what Shelby saw while she was boots on the ground inside the house. We advise them on what to fix, will let them know what we expected the buyers to ask for, since the sellers had not lived in the property or seen it in many years.

Closing on a house that my military sellers owned for close to 15 years.
They lived in it while they lived in Tucson, AZ.
Then kept it as a rental property.
They wanted to take advantage of the market, we sold it at the highest amount possible,
And we sold while they are across the world, stationed in Asia.

Working with clients like these are my favorite because I’m not only are they such good people,
They’re funny as hell,
And they know they’re going to make a profit because they purchased real estate and waited.

Many people who are trying to sell properties right now after having only owned it for 2 to 4 years are not making money,
And sometimes they even have to pay to get out from under the property.

2026 DOD BAH rates are out! 🇺🇸
They went up between 2-4% with how much military members can afford on a house in Tucson, Arizona.

Again, these numbers are for Davis Monthan Air Force Base (Tucson, AZ).

Everyone’s numbers will be different. I’m not a loan officer or financial advisor. I’m a real estate agent in Tucson, Arizona.

I spent 10 years active duty, separated at the rank of Major,

Now I am a full time real estate agent helping people just like you PCS to Davis Monthan and get the best deal on their house.

I put my $$ where my mouth is, I have purchased a property every single year for the last 5 years using the VA loan.

(Prior to this I was a negotiator for the Air Force... OSI. So I take those skills and now get you the best damn deal you can get.

There are some assumptions that go into these numbers:

1. They are PCSing to Davis Monthan AFB
2. BAH is with dependents (so the numbers will be lower if you don’t have any dependents)
3. They are willing to use their entire BAH for the mortgage, taxes, insurance.
4. This assumes they won’t want to use their BAH to pay anything else (bills, utilities, etc). That would come out of pocket
5. Their credit is 740 or greater.
6. This is based off a 30 year VA loan without putting any money in down payment.
7. This also doesn’t even include your spouses income that could also contribute toward allowing you to qualify for more.

The average single family 3 bed 2 bath house in the greater Tucson area is $370,000 at this time.

When I made this post 3 years ago, service members could afford more (think close to $700k) because the interest rate was 3%. But now that’s it’s double, people afford less unfortunately.
