Every estate that advertises “government approved” but cannot show you the approval document is gambling with your money.

This is one of the most misused phrases in Nigerian real estate. Developers say it constantly. It sounds official. It makes you feel safe. But government approval is not one thing.

A layout approval is not the same as FCDA approval in Abuja. A state approval is not the same as a C of O. In many cases what a developer calls government approved is simply an application submitted — not a document granted.

Before you pay for any land or property in Abuja or Lagos, ask this one question:
Can you show me the approval document right now?
If they cannot — walk away.
