Without more construction, housing will always be unaffordable. Policy tweaks don't create more affordable housing.

Building does.

High interest rates = recession = less developers building = UNAFFORDABLE HOUSING
Low interest rates = easy credit = higher house prices = UNAFFORDABLE HOUSING

So many policymakers think you can tweak things to make housing affordable.

At a first principles level, wealth is not money. It's not the dollars in your pockets, or any the financial shenanigans of the government or the big institutions.

Wealth is the real products and services that bring value to people.

Businesses and regular people working hard everyday create that wealth.

The reality is that we don't need financial incentives from the government.

They're broke anyways, and anything they give out shows up later in inflation.

All we need is for them to step out of the way, and let those who are willing to do the work...do the work.

This includes homeowners themselves, investors, small developers, big developers.

It's hard work with risks involved.

It requires rolling up your sleeve everyday instead of pontificating online about how to solve the problem or going to a rally with a piece of cardboard that reads "housing is a human right".

It's dealing with municipalies, neighbours, tenants, contractors, utility companies, unexpected weather...and the list goes on.

But it is worth it.

Real things get built and wealth gets created.

In many cases its a simple building permit that you need.
