Rate headlines have a way of making every move feel like a bigger deal than it actually is. You see a number jump and it feels urgent, like the window is closing or opening overnight. The truth is, most shifts have a much smaller impact on your real buying power than the news cycle makes it sound.
Here's the math: A 1% move in rates shifts your buying power by roughly 10%. It's smaller than the headline makes it feel. Break it down further and a 0.25% change, which is the size of most of the moves you're seeing reported, runs about $50 a month on a $300K loan. That's something that you can plan around.
Also keep in mind that when rates drop, your budget can grow, but so does everyone else's. Lower rates often mean more buyers competing for the same homes. So a rate drop isn't automatically the win it sounds like either.
What actually matters is what the numbers look like for your specific situation. Your timeline, your budget, and the kind of home you're trying to buy carry way more weight than whatever the headline of the week happens to say. Once you and a lender know what you actually qualify for today, every rate headline gets a lot easier to read. You'll know exactly how much it moves you, or if it moves you at all.
