In 2025, the Federal Housing Finance Agency (FHFA) has raised the conforming loan limits, making it easier for homebuyers to secure financing, especially in higher-priced markets.

๐Ÿก For most areas, the new baseline loan limit for a single-unit property is $806,500โ€”a 5.2% increase from 2024โ€™s $766,550. This is great news for first-time buyers and those in expensive markets!

๐Ÿ’ฐ In high-cost areas, you can now borrow up to $1,209,750 for a single-unit home, giving you more flexibility and purchasing power.

๐Ÿ’ก This increase helps you afford larger homes or access better interest rates, without having to qualify for a jumbo loan.

โœ… The 2025 changes apply to conventional loans bought by Fannie Mae and Freddie Mac, but keep in mind that these limits wonโ€™t affect VA loans, state programs, or jumbo mortgages.
