We almost lost a $6.59 million deal last week ๐ฅฒ.
And it wasn't because of the property, the market, or even the price.
It was because of a broker.
Here's what happened:
Our client found an absolute gem - a multi-tenancy retail property with 9 tenants, including 3 national brands. Prime location, solid financials, real potential for growth.
We did our due diligence, got the valuation (spot on with the purchase price ๐ฎโ๐จ), and were ready to go.
Then, at the 11th hour, the broker dropped a bombshell.
The financier wouldn't lend up to the LVR our client was expecting. We were suddenly $600,000 short.
Now, weโve been in this game long enough to know that a good broker is worth their weight in gold.
So Adrian called in a favour from one of the commercial finance masterminds in his network.
What happened next was nothing short of magic:
