🚩Pre-drywall inspection w/mold on New Build youtube.com/shorts/tjuRdjW-sR... Drywall was supposed to be installed 1st thing this week and it’s a good thing the buyer had me go out this weekend to double check the structural framing & attic truss’, for installation & condition. I happened to discover extensive amounts of mold throughout many of the attic trusses. Wood members exposed to weather elements, rain, snow, etc… is most likely the cause. Today this would have been covered up with insulation & drywall.

It will be much easier to remediate the mold now before the insulation and drywall is installed. The question is, will the builder properly remediate it!!

WARNING: Many of the National Home Inspector Assc. have very minimum standards. If you live in a state that has no license or law for home inspectors, do a deep search of your home inspector and be sure that they have been in the construction building trades including licensing. I, myself, have been in the trades for over 40 years and still maintain an active builder's license.

If your home lacks ventilation and insulation there are some homeowner temporary resolutions such as Ice Melt and Heat tape. What is Mold?
Molds are microscopic #fungi that are found almost everywhere, #inside and outdoors, year round. Sensitivity to mold varies from person to person. One person may react severely to levels that would cause no symptoms in another. Most susceptible to #mold are infants & children, elderly, immune compromised people and people with #respiratorydisease problems such as #allergies and #asthma.
Exposure to mold & mold #spores can cause a range of allergic reactions such as eye irritation, runny nose, sore throat, sneezing, nasal and sinus congestion, coughing, sneezing, difficulty breaking, rhinitis #asthmatic episodes, #headaches & fatigue.
Molds act as nature’s decomposers breaking down organic matter, and can be many colors – white, orange, green, or black. Molds release spores into the air, which then enter our homes through windows, doors, cracks, and vents. Old spores can also be carried in on clothing pets and foot traffic. 1 type of black mold is called Stachybotrys #blackmold . It is rare, white or greenish-black to black mold that grows on materials with high cellulose content that has been wet for several days. Cellulose rich materials include drywall, wood, paper, and drop ceiling tiles.
There a scenario that happens on many residential homes called " Stack Effect ". "Stack Effect" is when the attic of the structure gets to over 120 degrees during a hot summer and cannot vent due to inadequate #roof #ventilation . It draws up the #moisture from the #basement or a #crawlspace . The "Effect" pulls all the moisture from the areas below up into the structural areas causing damage & mold.
The best way to control mold is to control the moisture. Stopping the source of the water or humidity is the most important step in cleanup and prevention.
Things you can do to prevent mold:
-Not all moisture problems are the result of leaks, condensation or floods. Humidity levels above 60 percent can promote mold growth. In humid months, try using an air conditioner or dehumidifiers to keep the humidity in your home below 50 %
-Exhaust showers, baths, and cooking areas to allow steam to escape outdoor. Also, be sure your clothes dryer is vented outdoors and avoid regular drying of your clothing on indoor drying lines or racks.
-Promptly attend to #leaking pipes, #flooded basements, roof leaks, ice dams, and other sources of #water infiltration
-Humidifiers increase the moisture in your homes. If you use a humidifier, ensure that it is set properly to prevent excessive humidity.
-Insulate pipes and install chimney liners to prevent #condensation n
-Put a plastic cover over dirt in crawlspaces to prevent moisture coming up from the ground
-Use area rugs on concrete floors that can be taken up and washed often. A #vapor barrier may be necessary if carpet is installed over concrete.

This can be a death trap in the case of an emergency and the window is the only escape. Be sure to make sure your Egress windows are not blocked at the exterior with unexpected volumes of snow or improper landscaping.

The IRC 2021 or International Residential Code pertains to all single and two family homes.

The intent of the code is to keep people safe by requiring an egress in basement level living spaces. The reason of the egress is to allow for an exit in case of an emergency and to provide access for a firefighter to gain entrance.

Codes gets updated every three years. Check with your local building department to determine what version of this code is being enforced in your area at this time.

Basement Egress Window Requirements:
The bottom of the egress window opening can't exceed 44" from the finished floor.
The minimum opening area of the egress window is 5.7 square feet.
The minimum egress window opening height is 24" high.
The minimum egress window opening is 20" wide.

Egress Window Wells:
Egress window wells are required where the bottom of the egress window is below ground level.
The egress well must not interfere with the egress window fully opening.
The distance from the egress window to the back of the Egress well must be at least 36"
The minimum area of the egress well must be 9 square feet. (width x projection)

Egress Ladders and/or Steps:
Egress ladders and or steps are required on window wells deeper than 44" and must be permanently attached.
An egress ladder or step may encroach into well up to 6".
Steps and/or distance between rungs of the ladder can't exceed 18".
The rungs of an egress ladder must be 12" wide or greater and must project a minimum of 3" away from the back wall, but can't exceed 6" from the back of the wall.

ADDITIONAL INFORMATION - Fire HAZARD safety tips
The average household can expect two serious fires during a members lifetime and nationally every 68 seconds a fire strikes in a home.

Smoke Detector Tips:
• Smoke detectors should be placed inside of all sleeping areas
• Smoke detectors should be placed on each level of the home (including the basement)
• All family members should become familiar with the sound that is made when the smoke detector is set off
Remember: Keep your smoke detectors clean and maintained according to the manufacturer’s instructions. Test all smoke detectors weekly, and check your batteries monthly.

Family Escape Plan Tips:
• Draw a floor plan of the home
• Plan two exits from each room
• Make sure doors and windows can e opened easily
• Make sure everyone understands the escape plans
• Practice your escape plan
Remember: if you must escape through smoke, stay low and crawl under the smoke, where the air is cleaner. Always feel doors and walls for heat before exiting, and chose a safe meeting place outside the home for all family members to meet.
