Today, 1/05/2026, is the start of Labour’s Renters’ Rights Act…

There are some seriously important rules that all landlords (and renters) MUST know. 👀

Here are a few of the key changes.

1. Abolition of Section 21: Landlords can no longer issue new “no-fault” eviction notices.

2. Rolling Tenancies: All new and existing fixed-term tenancies have automatically converted to periodic (rolling) tenancies. Renters can now give two months’ notice to leave at any time.

3. Rent Increase Limits: Landlords can now only increase rent once per year and must use the official “Section 13” procedure.

4. End of Bidding Wars: Landlords and agents are prohibited from inviting or accepting offers above the advertised rent price.

With all these new rules, it's hardly surprising that most uneducated landlords have been panicking - rushing to evict their tenants before this act becomes law.

We've seen a 43% increase in Section 21 eviction instructions in the first 3 months of 2026 vs the same period last year.

Now, many landlords with empty properties aren’t sure what to do. Do they sell? Do they do short-term lets? Do they keep it empty?

This is your opportunity.

Partner with all of these scared landlords. Take on their properties via a commercial guaranteed lease through your company.

You then rent out the property again on sites like Airbnb and Booking.com. Charge a nightly rate. Easily make £1-2K + profit per property.

I had not one but two agents bail on me in one day when trying to spend over £1M on a property.

I was ready to spend the money, but they couldn’t find time to meet.

When it comes to making money, you will be surprised at how much of an advantage you will have if you can respond quickly and turn up when opportunity calls.

I just sold my castle.

On paper I lost about £3.5 million.

But here is the part most people will not understand.

It is also a tax write-off.

The castle sold for £450,000.

I originally bought it for £810,000 and then spent around £3 million restoring it.

So yes, financially it was a big loss.

But when I bought the castle I knew it was a high risk project. Historic buildings are unpredictable. Costs spiral, timelines change and sometimes the market simply does not value the work the way you hoped it would.

When I first bought it the building was in a terrible state. It was completely dilapidated. My focus was to stabilise it and save it.

We made the structure airtight, put a proper roof on it and carried out major restoration work to bring it back from the brink.

That work alone cost around £3 million.

I am genuinely proud of what we achieved.

The property was actually due to go to auction and there were a number of registered bidders. But before the auction took place I sold it privately to someone who specialises in English Heritage listed buildings.

For me it was not about squeezing out the very last pound. What mattered more was that it went to the right person who would continue looking after it properly.

Over the years I have done many profitable projects. Some have done very well and some have massively exceeded expectations.

But you cannot win them all.

Anyone who tells you every deal they do is a success is either lying or they have not been in the game very long.

The castle sat inside my trading company, which means the loss can be offset against profits. So the £3.5 million becomes a tax deductible loss.

It still hurts. Losing money always does.

But experienced investors understand that one deal does not define you.

You take calculated risks.

You win some and you lose some.

Then you move on to the next opportunity.

Met my old head teacher today.

Growing up, I was not a well-behaved child.

I feel sorry looking back at my disruptive behaviour and inability to focus.

But despite doing detention most days, I’ll always be grateful to my old school and head teacher for helping me become the person I am today.

I now hire many of my old classmates from his school and have stayed in contact with many of the teachers.

Even more importantly, I was given a solid foundation in Christianity in my lessons, which helped lay the basis for my faith.

Had the privilege of showing my old head teacher some of the community work I’m funding in my hometown of Walsall.

I spent £150,000 to put on a networking dinner in England. Everyone was starting to get worried because they knew I was in Dubai and thought there was no way I could travel back.
