When you are real estate rookie everything seems like a foreign language.
*ABSORPTION RATE
This is a metric representing the rate of new units that are successfully leased throughout a specific timeframe.
To calculate absorption rate, divide the actual number of units leased by the total number of units available over the targeted period.
If the result is over 20%, it is generally means it is a hot market for selling. In contrast, rates below 15% point to a buyer’s market.

Here’s a great example of adaptive reuse.
The cowford chophouse was built in 1902 to house a bank. It cycled through a series of bank tenants before being taken over by William Bostwick, Jr., who had served as an executive at one of those banks. Bostwick turned it into an office building, which it operated as for several decades, but by the ‘80s the building was all but abandoned.
It was not renovated until 2016. Now it is a luxury restaurant in Downtown Jacksonville.
This is a great example of repurposing a building into modern day art.
