However, this stack of rules has been praised by the Prime minister and pushed to get finalized

So here it is

Below are the Vietnamese documents in reference for all my food reviewing lawyers and married people that know more than the president :)

Vietnam is going to be pushing back on 50-year land lease agreements that allow 1 extension from Town homes, Villas, and private land (Resident areas)

This leaves westerns to only purchase condo's approved by the Goverment.

This does NOT affect anyone that has a land lease now, so if your year 22 in or what ever, this has no affect on you HOWEVER your leases do have a "Right to reclaim" clause meaning the gov can still take it back.

This is some what similar to what Thailand is doing now but its much more blunt in Vietham. This is NOT some Anti western law or push, it is to control land

Having random homes locked into 50 year agreements makes it VERY hard for the government to procede on projects

Places like da nang, Hoi an, Hanoi, and Central Saigon areas are going to be HEAVILY affected by this in the coming years on were land is going to be reclaimed and that "Relocating Vietnamese" head line is going to be seen a lot more


When the law finalizes i'll update everyone, for now its just drafted and praised by the Prime minister, Which is a extremely big deal

Current law it amends: Luật Nhà ở 27/2023/QH15 (effective August 1, 2024)

For those that Visa RUN, this is a MUST read - Get a coffee and sit down

First off, i'd like to say - Insulting me, accusing me of being a LBH, black listed, rejected from Vietnam does NOT change the direction Vietnam is going.

The Government does not alter laws or rules based on my thoughts or live streams

Off to the updates decree 286 as of September 15, 2026 replacing 2015 version for immigration record keeping

Prior to this new update immigration records were scattered and information was not on the same database or location.

This NOW links all together giving EVERY immigration officer visual access to all information which already contains and will add up similar to VN e id holders

Border stamps, e-visas and dates, hotel locations, rentals of private homes, work permits, TRC, business visa conversions and relationship status with locals such as marriage or adoption.


Keep in mind these records are for the PURPOSE of immigration NOTHING else, which puts a real concern on those visa running

A reminder for those that go on this "Bro science" of i KNOW someone that has been visa running for x years.

We are NOT talking about the past, this is now..the future, let's be smart about this please.



Records hold up to 7 years instant access history as well

This does NOT ban Visa runs, it just makes them as trackable as a VN e id holder
Related laws to this if any lawyers that do food reviews need help

These decree relate but are also going to be reformed in the near future dealing with VN e id for outsiders, taxes, and business owners


I guess this is that time we start holding up our white paper, or we keep gas lighting, making excuses, and insulting me.

NO live stream for a few days we got a lot going on BUT i want to keep y'all updated

decree 283 which was finalized about 10 days ago (Sorry im late, busy week) now enforces schools to have work permits done on time or HEAVY fines. This also without any doubt removes all chances to work without a degree.

A teacher can be fined up to 20M vnd with deportation as a major consideration (much more than ever before)

School is fined up to 45M per teacher and it compounds after 5 teachers heavily.

Also a side note
October Vietnam is going to be PUSHING VIN E id on outsiders being western, chinese, Korean, etc heavily as in required. The old plan of when you renew your TRC you can do this is being pushed out and it will start requiring expats and outisders to resubmit paper work for VIN e id even if their TRC still has time on it

Is this going to be pushed nationally as hard ever where, no idea its Vietnam but it is in law

And for the guy in the last live stream that said he had a bank account none exipred (Stupid term mind you), you are in fact in position of being heavily fined, bank frozen and that bank Vietcom (Military bank) can be fined up to 300M VNd for having that account if you are not bio metric on that account and linked to a TRC / VN e id




I need everyone to stop lying to themselves about what is going on........Things are changing and cope is not a band aid you wanna put your risk on..

The topic of Capitalism is ruining Vietnam today in the live stream

Today some articles were stating Capitalism is ruining Vietnam. Can any one help me understand what part of Vietnam is Capitalism?

Just a side note for any one going to say street food and similar, please note North Korea, Cuba, China, Venz, and Pakistan all have Street Venders and are not capitalistic at all.

I find it interesting, this past 2 weeks a LOT of Vietnamese are complaining about the MASSIVE crime increases, include bike theft, children being approached for "deportation" (You know), and attempted robbery with knives and other small items at local small shops


Same time this is the 8th article i've seen about "Westerns" bringing crime to Vietnam, many of these articles are about 5 years old and are not even westerns but Asians or Russian nationalities.

If you have time check out this very post in Reddit and see how strong the white knight community is stacking up to gas lamp Vietnam's REAL problem while spending hours attacking things that are under control, dealt with, and most importantly didn't harm the life of another citizen or the missing of a child.

The Gov is trying to push law is open to all in Vietnam, and well the people who've i've blocked out have already started to laugh at the Idea the gov offers anything in regards to rights or fairness in the legal system

Remember decree 109 - seems the locals are starting to catch on to what it means..

Are lawyers going to start doing food reviews on youtube next?
