The Approach: Speed Meets Strategy
Most agents would tell you to wait for spring. I took a different approach.
Market analysis first. Before we did anything, I pulled comparable
sales data for the neighborhood and analyzed current buyer activity.
The data told us something important: while the market was slower
overall, there were active buyers in their price range—we just needed
to reach them.
Pricing strategy. We priced the home strategically—not too high to
scare off winter buyers, but positioned to attract serious offers
quickly. The goal wasn't to squeeze every dollar out; it was to create
urgency and move fast.
Maximum exposure, minimal time. I knew we had one shot to make an
impression. We invested in professional photography (interior,
exterior, and drone shots) to make the listing stand out. In a slower
market, presentation isn't optional—it's everything.
Proactive outreach. I didn't wait for buyers to find the listing. I
promoted the property across multiple channels, contacted my network
of active buyers, and scheduled an open house to generate immediate
traffic.
