In Indian real estate, the term ‘carpet area’ was often loosely defined, leading to confusion for homebuyers.
Carpet Area - The area inside your home where you could physically lay a carpet, excluding all walls. It also excludes service shafts, common areas, balconies, terraces, etc.
RERA Carpet Area :
This includes the usable area PLUS the thickness of internal partition walls but excludes external walls, balconies, terraces, service shafts, and common areas.
RERA Carpet Area = Carpet Area + Thickness of Internal Partition Walls.
This difference between the RERA carpet area and carpet area is typically between 3-6%, depending on the layout!
For RERA registered projects, builders must sell units based only on RERA Carpet Area only. It brings transparency, uniformity, and better value clarity for buyers.
PS: I have used a super simple apartment layout just for educational purposes - to make it easier for people to understand the difference between RERA Carpet and Carpet Area. This layout does not include duct spaces, balconies, etc.

Enemy Properties include both movable (like shares, gold etc) and immovable properties (like houses, land, offices etc). But for the context of this post, I am only going to talk about Immovable Enemy Properties.
The Enemy Property Act, 1968 only applies to Pakistani and Chinese nationals, and only applies for properties left behind following the events of 1947, 1962, and 1965.
Other wars like 1971 Indo-Pak War or 1999 Kargil War did not create any Enemy Properties.
Enemy Properties are regulated by the Enemy Property Act, 1968. This act got amended in 2017.
Please note that after the 2017 amendment:
➡️Original owners or their heirs cannot reclaim enemy properties - even if they are Indian citizens. This Applies to all past cases and nullifies past court decisions favouring legal heirs.
➡️Civil courts cannot hear Enemy Property Disputes. ➡️Govt can sell, lease, or manage these properties!
CEPI (Custodian of Enemy Property for India) plans to monetize these properties via auctions and by leasing them. The total estimated value of Enemy Properties in India is around 1 to 1.50 Lakh Crores!💰
