The Secret to Maximizing your SBA 504 Loan Proceeds [SBA 504 Green Program]

On this episode of the Investor Financing Podcast, Beau talked about an amazing program and the best way to finance multiple SBA 504 projects.
The SBA 504 Green program allows for an aggregate of 16.5 million in total SBA loan proceeds, which is typically capped at 5 million. It is a variation of the traditional SBA 504 program, which includes a senior loan and a junior loan, with the latter being the SBA piece. With this program, up to 90% of total project costs can be financed, with 50% as senior debt, 40% as junior debt, and 10% as equity injection.

DSCR loans, or Debt Service Coverage Ratio loans, are a type of financing option for real estate investors. When considering whether to provide a DSCR loan, lenders will take into account the expected rental income of the property in question. If the property is currently vacant, a rental survey will be conducted to determine the expected rental income, which will be used in the DSCR calculations.
