Accepting an offer is an exciting milestone, but your home may not be officially sold yet. When an offer includes conditions, the transaction enters the conditional period—one of the most important stages of the selling process.
During this period, the buyer may be working to:
✅ Confirm mortgage financing
✅ Complete a professional home inspection
✅ Sell their current property
✅ Satisfy other conditions written into the agreement
As the seller, you may also need to provide reasonable access for inspections, maintain the property in substantially the same condition and carefully evaluate any requests for repairs, price reductions or changes to the agreement.
A home inspection does not automatically mean the buyer will renegotiate. However, when significant concerns are discovered, sellers should understand their options before responding. Depending on the situation, you may accept the request, decline it, offer a smaller concession or agree to complete specific repairs.
Once every condition has been fulfilled or waived in writing, the offer becomes firm and unconditional. That is when both the buyer and seller are committed to completing the transaction on the agreed closing date.
