Over the last few years, Dubai has evolved into two very distinct markets:

1️⃣ End-users looking for bigger spaces (villas & townhouses)
These buyers want space, not speculation. And right now, Dubai has a real undersupply of family-sized units, which is why villa prices have grown the most.

2️⃣ Investors entering through smaller units (studios & 1BR)
This segment is booming due to population growth, new jobs, and strong rental demand. More launches are happening here — because people are buying, not because developers are dumping supply.

🔍 So where is the oversupply?
Most people confuse launches with handovers.
But the number of homes actually delivered is still lower than pre-2020 levels.
