Boise Real Estate Market Update – April 2026 (March Data)

The Boise housing market picked up in March, with the highest number of home sales so far this year.

Here’s what stood out:

• Prices held relatively steady month-to-month
• New construction made up nearly half of all sales
• Pending sales have increased for four consecutive months
• Inventory is rising, but many homes still require price adjustments to sell

Overall, the market remains active—but more selective and strategy-driven than in recent years.

If you’re thinking about buying, selling, or relocating to Boise, this update gives a clear picture of what’s happening right now.

A relocation story… built on trust.

From Texas to Boise—without ever stepping inside the home.

We started with video walkthroughs and thoughtful conversations. Making sure they understood the full picture and felt comfortable with things.

The result:
• $18,000 below list price
• $2,500 in credits (even after initial hard NO)
• A home with strong bones and long-term potential
• A timeline that aligned with their move

But the real win?

Feeling confident every step of the way—even from a distance.

Here’s what they shared after closing:

“Sarah cares deeply about helping her clients. We were lucky enough to work with her on our relocation to Boise. Since it was a virtual relationship, we established trust and relied on her willingness to send video tours and use her expertise to help us find OUR perfect place. Sarah took her time with us and we never felt pressured into buying before we were ready, even in a highly competitive market. Her online content is definitely another essential tool for relocation and/or first-time buyers.”

This deal almost didn’t make it to the finish line.

A growing family just secured a home in Middleton, Idaho—an area they thought was out of reach.

The property stood out for one key reason:
It was structured to allow rental income (pseudo-duplex setup)—making the monthly payment more manageable and turning a “maybe someday” into a smart move now.

We structured the deal with:
• $8,000 in seller credits (closing costs + rate buy-down)
• Roof improvements for long-term durability + insurance flexibility
• A timeline aligned with their real-life schedule

Behind the scenes, there were multiple challenges—timing issues, documentation hurdles, and final details that required hands-on coordination to keep everything on track.

The result:
A home in Middleton, closed on time, with a structure that supports their finances moving forward.

Client feedback:
“Two months ago we never even imagined we would be able to buy in this market, but Sarah gave us hope… There were some bumps, but she handled them with grace as well as intensity… We will purchase with her again.”

Something interesting is happening in the Boise market right now…

Buyer activity is picking up.
Homes are starting to move again.
But prices are staying relatively stable.

That combination doesn’t usually last long.

Would you consider this a good time to buy in Boise—or are you waiting it out?

👇 Curious where you’re at:

• Waiting for rates
• Waiting for prices

A beautiful multi-gen buy story… with a few strategic twists along the way.

Some of the most nuanced purchases in real estate happen when a home needs to support more than one generation.

This one started at an open house.
A young couple came through with their new baby, exploring what their next chapter could look like. After some time, they reached out—ready to move forward with a thoughtful, well-planned approach.

And their situation wasn’t simple.

They were planning a multi-generational living setup. So the home needed to do something very specific—create space for connection, while still allowing everyone to live comfortably day to day.

That kind of layout isn’t always easy to find.

And we were searching at the tail end of winter… when inventory tends to be tight and buyer competition was increasing.

So instead of waiting, we got creative.

I started reaching out on homes that had cancelled the previous year, and we were able to secure off-market showings—something most buyers never even see.
Then… they found it.

✔️ Ideal layout for multi-gen living✔️ Strong location✔️ Move-in ready with thoughtful updates

From there, we went to work on the details.

We secured the home thousands below appraised value, negotiated $8,000 in credits, and added a home warranty to help protect their first year.

Then came inspections.
Everything looked great—until one small detail stood out: the home had a basement.

We added radon testing (often overlooked), and sure enough… levels came back high.

So we negotiated a brand-new mitigation system, turning what could have been a concern into something fully handled.

Now this family gets to step into a home that truly supports how they want to live—comfortably, intentionally, and with room to grow.

And that’s always the goal.
Not just finding the house…but finding a home that actually works for how you live.

Most people think buying and selling a home at the same time is about timing.

It’s not.

It’s about the team behind it.

This recent move-up for my clients involved a lot of moving pieces — two transactions, multiple timelines, inspections, intense negotiations, financing…

And yet, it felt controlled & strategic.

That came down to how my team worked together behind the scenes.

My lender, Bri, didn’t just issue a pre-approval — she helped us map out the full financial picture so we could move with clarity. 🧠

My transaction coordinator Kari kept every detail aligned — timelines, documents, communication — so nothing slipped. 📋

And I stepped fully into my role — advising, negotiating, mediating, and supporting them through the emotional side of a big transition. 🤝

Because of that coordination, we were able to:

→ Secure $7,500 in seller credit on their purchase 💰
→ Negotiate an extended closing timeline to reduce overlapping mortgage payments 🗓️
→ Win additional inspection time so decisions weren’t rushed 🔍
→ Navigate the inspection and successfully negotiate:
• All new electrical ⚡
• Restored roofing 🏠
• A guaranteed mold-free home (and more) 🌿
→ Strategically prepare and position their home (including a full yard refresh) 🌱
→ Generate off-market demand through my buyer network 📣
→ Secure an all-cash, off-market offer over asking within days 💵
→ Align both closings to happen on the same day 🔑

No scrambling.
Just a well-executed plan.

Real estate is often presented as a solo sport.

It’s not.

The difference between a stressful experience and a smooth one usually comes down to who’s working behind the scenes — and how cohesively they work together.

I’m incredibly grateful for a team that shows up at this level… and for clients who brought so much kindness and emotional intelligence to such a big transition.

Huge Congrats to my clients on their sale! In a winter market I was able to get them an all cash, off market offer with a closing date of their choosing. I am so grateful to have them as clients. Truly incredible people.

Here’s what they have to say👇

Sarah is amazing. She is fearless and willing to have hard conversations and negotiate in her clients best interests. She took really good care of us by paying to have our yard cleaned up… Which was significantly messy. She sold our house before it even hit the market. She answered every text message and phone call quickly and was super knowledgeable about all aspects of selling our house and buying the new one.

She was able to negotiate terms that I had never experienced before. In addition, she’s friendly, fun, patient, generous, kind, professional and super flexible.

She also has an incredible team around her, who were also incredibly knowledgeable, effective, and flexible, meeting our needs every step of the way. They’re like the A-Team for real estate! I highly recommend Sarah to anyone who wants to sell or buy.

🏡 2025 Home Trends Reality Check

The biggest home trends of 2025 have nothing to do with tile, paint colors, or Pinterest vibes.

According to a new Realtor.com® report, buyers are prioritizing efficiency — water-saving fixtures, EV charging, net-zero-ready homes, and smart energy systems — because utility costs matter more than ever.

I just dropped a new video (and podcast) breaking down:
• What’s actually working in 2025
• What’s officially falling out of favor
• Why “performance” has quietly become the new luxury
• What this means if you’re buying, selling, or relocating

If you’re even thinking about a move or new construction, this one’s worth a watch.

👇 Question for you:
Would you rather have a home that looks impressive — or one that saves you money every single month?
