Most investors are checking vacancy rates at the wrong level.
Postcode data looks clean. But some postcodes contain 100+ suburbs. A 2.1% postcode vacancy rate could be hiding a suburb at 0.4% sitting next to one at 4.9%.
Same postcode. Completely different investment outcomes.
Australia's national vacancy rate has tightened to 1.1% as at February 2026 — the lowest in years. But that headline number tells you almost nothing about where to actually buy.

→ Vacancy trends matter more than the current figure — a suburb moving from 2.1% to 1.4% over 6 months is a stronger signal than one sitting static at 0.9%
→ Vacancy paired with Days on Market short-term slope is one of the earliest detectable signals of a market tightening — months before it shows up in price data
