Most titled properties today started as tax-dec land. Titles are applied for, not magically given. So the real issue isnโt the tax decโitโs whether thereโs a clear, legal path to a title.
Hereโs the reality:
โ๏ธ Youโre buying possession + the right to apply for a title
โ๏ธ That requires long, proven, uninterrupted possession
โ๏ธ And readiness for surveys, DENR processes, public notices, time, and legal costs
Hard truth:
If the land canโt be titled in the sellerโs name,
it wonโt suddenly be titled in yours.

Tax Declaration is NOT a title. And yesโsome tax-dec lands are legit opportunitiesโฆ but some are legal nightmares waiting to happen.
Before you get excited, watch out for these ๐ฉ RED FLAGS:
โ No clear history of ownership
โ โMana ni sa among loloโ but no documents to prove it
โ Multiple claimants / family members fighting
โ No approved subdivision plan or sketchy boundaries
โ No access road (or right of way issues)
โ Seller canโt show valid IDs or authority to sell
โ Real owner is abroad / deceased / unknown
โ Price is TOO cheapโฆ like โtoo good to be trueโ cheap
โ Land is inside timberland, protected zone, or government reservation
โ No survey, no technical description, no due diligence
