Have you ever raised the rent on a good tenant and only realized later that the real cost was the month your home sat empty?

We were talking recently about a Seattle rental owner who felt confident pushing rent to the very top of the Zillow range. On paper, the increase looked smart. The tenant was solid, always paid on time, took good care of the home, but the owner really wanted to “keep up with market.” The tenant did the math, quietly gave notice, and moved out.

That is when the reality set in. By the time the property was turned, carpets cleaned, paint refreshed, maintenance handled, locks rekeyed, photos updated, listing posted, applications reviewed, and a move-in date set, the home had effectively lost a full month of rent. In a single year, that vacancy alone erased a big chunk of the “extra” income the owner thought they had secured. And that did not even count the stress and uncertainty of not having a tenant in place.

They are the single biggest lever in your long-term return as a Seattle or Eastside landlord. One month vacant can easily equal 8 percent of your annual rent, before you even add turn costs. Seattle landlords, what was the moment you realized managing a rental here is way harder than it looks?

We’ve been managing rentals around Seattle for a long time now, and one thing we’ve noticed is that almost every landlord has that one moment where everything suddenly feels a lot more complicated than they expected.

For some, it’s the first time a notice gets rejected because Seattle has a different timeline than the state.
For others, it’s a tenant screening situation where the laws changed and they didn’t even know their old process wasn’t allowed anymore.
And for a lot of landlords, it’s dealing with a move-out and realizing how important documentation really is.

Seattle is a great place to invest, but it’s also a place where the rules shift constantly rent caps, RRIO, screening laws, HB 1236, you name it. Even landlords who’ve been doing this for 10+ years sometimes tell us, “We didn’t know that changed.”

We’ve had plenty of those moments too. The kind where you think you’re doing everything right, only to find out the law changed last spring and no one told you. It’s humbling, and sometimes stressful, but it’s also how we’ve learned what actually works in this city.
