It’s More Than Just Money

Jabu and Prince earn the same gross salary of R30 000 Monthly. They both stay with their parents. Prince loves cars and decides to buy his dream car, a BMW 116, the instalment is R9000 monthly, insurance R2000. Jabu on the other hand was advised by his friend Witness Mdaka not to buy a car first but to rather buy assets. Jabu decides to buy 2 properties worth R450 000 each, his instalment on each is R4500 with a total payment of R9000 pm for both - the same amount Prince pays for his BMW.

Jabu was smart enough to find these properties at New developments so he will not pay any transfer fees or bond registration fees. He had built his credit score 6 months earlier by buying a TV on credit and repaid it over 6 months. His credit is looking good and the bank gave him 100% financing on both properties because they are New and Jabu is a first-time property buyer. Jabu decides to rent out the properties to two good tenants for R4500 each, thus covering his bond repayments.

Jabu now has an income of R39000 on paper, according to the bank, although they'll look at 80% of the rental income when he buys his next property. Prince is still on R30 000 but everybody believes that he earns more money than Jabu because of the car he drives.

3 months after his properties were registered and his tenants had paid him for 3 months, Jabu also finances a car, but not a BMW. Jabu buys a Mazda 3 for R250 000 and pays R5200 monthly instalment on it, and 900 insurance. Jabu spends less money than Prince and therefore is able to save R8000 monthly from his Salary to buy shares on the JSE as soon as he has R200 k cash, he will achieve this goal in 25 months, exactly 2 years and 1 month.

5 years after the start of their jobs, Jabu's properties have grown in value and are now worth R650 000 each (R1300 000 combined). His debt on each of them is R380 000. Jabu has equity in his property portfolio of R540 000 (R1300 000 - R760 000 both properties).

Again at the advice of Witness Mdaka, Jabu refinances his portfolio and the bank grants him additional bonds on the properties and he accesses the R540 000. Instead of going on a Holiday, Jabu buys 5 more properties like the first two, putting up a deposit of R100 000 on all of them. Jabu now has 7 properties and R500 000 equity in his portfolio. He uses the R40 000 as Lobola for his lovely girlfriend.

After 6 months, he refinances the 5 properties, again to get the R 500 000 equity out so that he can buy or start his business. He's got R500 000 capital, 7 properties paying him rent and growing in value, plus he has over R500 000 invested in shares. Remember the first 25 months he had R200 000? In 5 years he had over R500 000 invested in shares and steadily growing. He didn't stop saving, he continued.

Jabu quit his Job in year 5 to focus on growing his business. In year 10, Jabu will be a multi millionaire. Having invested in Shares, Properties, and running a Successful business that he funded on his own.

Unfortunately Prince will still be working the same Job, probably changing cars every 3 - 5 years. He will buy 1 property to live in and marry his dream girl, but he will always be middle class - unless his mindset changes.

It’s More Than Just Money

You know, back in 2007, my mom told me to study marketing, like my late brother. She said I should go to MGI, now called EDUVOS. This was before she had a stroke in 2008. I didn’t agree with her.

First, I felt like she wanted me to walk in my brother’s footsteps. He had been killed just before graduating with his marketing qualification. I, on the other hand, wanted to be either an attorney or an economist. And to be honest, I didn’t see MGI as elite enough, at least not compared to Wits.

I had spent a lot of time at Wits during my matric year because I was part of the Saturday Star Schools program, taking extra maths classes. So I chose Wits. I chose to study Politics, Philosophy, and Economics.

But then life happened. My mom had her stroke and was hospitalised for almost three years. My life took a different direction. I failed badly. I was academically excluded from Wits. Fees wasted. Time wasted. Dreams delayed.

I remember going to my mom while she was recovering at my grandmother’s house in Alex. I was crying, telling her how hard life had become, and that I had just been excluded from Wits.

She looked at me and replied in Xitsonga: “Manje u rilela yini, Witty? U nga ni nyangatse. Famba a MGI u ya dzondza marketing.” (“So why are you crying, Witty? Don’t annoy me. Go to MGI and study marketing.”) I told her MGI was expensive, and it was, for us. Her response? “God will provide, Ngwananga.”

I’ll never forget those words. To this day, that’s how I move. Not by might. Not by sight. But by faith, trusting that God is well able to provide for me. Long story short, I tried to study a different course at MGI, but every aptitude test I took kept pointing me back to marketing and strategic business management. So I listened. I enrolled for a BBA, double majoring in marketing and strategic business management.

And I flowed. I passed very well, even when I didn’t study. That’s when I realized: I was gifted for this. Today, people ask me: “How did you turn It’s More Than Just Money into a brand, a podcast, a thriving YouTube channel, and a media business?” “How did you build AddProp and make it such a respected tech company in such a short space of time?” “How did you get over 5,000 users in 3 months and over R500 million worth of listings?” “How did you reach 25 000 plus users in 14 months and more than R5.2 billion worth of listing?”

My answer is simple: my gift is marketing. I tried to run away from it, but my mom kept redirecting me. I’ll forever be grateful to my angel. 🙏🏾
