The February numbers are not even out yet.

But I track our market every day and I can already see it.

February demand is coming in lower than January.

January was already the slowest January we’ve seen in modern history.

Yes, winter is always slower. But I’m comparing the same months year over year. Buyer activity has been sliding since November.

The market basically stalled late last year.

Right now the only thing holding prices together is low new listings. Inventory is going up, but it has not jumped.

If listings stay under control this spring, the market just drifts.

If listings spike in April to June and demand stays weak, it turns into a much stronger buyer’s market.

That is what I’m watching.

There are people who tried to sell in the last few years and didn’t. There are also people who need to sell this year for life or money reasons. If they all list at once, supply rises fast.

That’s when strategy matters.

For sellers, this is not a list it and wait market. The gap between homes that sell and homes that sit is big right now. Buyers are looking for value. Not just a number. Condition, prep, and pricing matter a lot.

For buyers, there will be opportunities. Some sellers have equity and just want to move on. Others cannot drop their price even if they want to. And even in a slow market, the best deals still sell fast.

This is not a panic market.

It’s a thinking market.
