The Case for Seattle (Puget Sound) 🌲 Seattle is a massive heavyweight with over 408M SF of inventory. While we’ve seen vacancy rates climb recently to between 8.0% and 8.8%, the market remains a powerhouse for aerospace, tech, and e-commerce. With average rents ranging from $0.98 to $1.39 PSF (NNN), the question is: Is the current supply surge a risk, or the perfect entry point for a long-term play?



The Case for Portland (Metro) 🌹 If you prefer stability, Portland is the one to watch. It’s a leaner market at 233M SF but boasts a much tighter vacancy rate of 5.6% to 6.2%. It’s a critical hub for manufacturing, logistics, and semiconductors, with steady rents averaging around $0.98 PSF per month. With a limited construction pipeline, Portland offers a "safe haven" feel in a volatile economy.

Why it wins: 40% of the U.S. population is within a day’s drive. It’s the logistics hub for smart money looking for yield over prestige.
