In our new episode, meet Ben! Five years ago, Ben moved his family from London to Nosara, Costa Rica. Today he sits on the civic association that decides how the town grows.
Nosara has grown around 300% in four years and somehow didn't turn into another Tulum. The first 200 meters from the beach are protected, so there are no shops or bars in sight — just jungle, sand and ocean. Building height is capped. The community has gone as far as rubberizing power cables so monkeys aren't electrocuted.
Ben is honest about the trade-offs too: no next-day delivery, brutal heat, a long drive for the simplest things. But the same rules that keep the jungle intact are what keep property here holding its value — scarcity by design.

New episode is up! In 2021 Marat left Kazakhstan for Santa Teresa, Costa Rica — and instead of buying a villa, he bought a cattle farm that had been depleted for 50 years. He's turning it into the Ark: a jungle community where everyone who buys land becomes a shareholder, and where cutting down trees gets you removed.
We walked the site and talked about actual numbers (construction and sale prices) plus what it costs to live in Santa Teresa, what the schools and healthcare are like, and why he believes a regenerative model beats the standard one.
This is flag theory in practice: not a passport strategy on paper, but someone choosing a country and building something in it from scratch.
