🏡 Houston Area Market Update | September 2026

The latest HAR numbers are out, based on August activity.

A few things that caught my attention:

🏠 7,100 single-family homes sold
💰 $330K median home price
📊 5.3 months of inventory
⏱️ 54 average days on market
🔑 Nearly 39,000 active single-family listings

The big takeaway for me: More homes and more choices for buyers, while home prices are still holding fairly steady.

It feels like a more balanced Houston market where buyers have options and sellers and builders have to work a harder to earn their business.

Houston’s housing market continues to stand out.

A few things caught my attention in HAR’s latest report:

📈 Home sales up 1.6%
📝 Pending sales up 2.6%
🏠 Record inventory — 40,750 homes for sale
💰 Median price holding steady at $340K

But this was the stat that really stood out to me:

Houston’s trailing 12-month home sales are back to pre-pandemic 2019 levels, while national sales remain 20.1% below 2019.

More choices. Steady prices. Buyers still buying.

To me, that looks like a Houston market finding its balance.

According to Zonda's 2026 Local Leaders report, Houston ranks as the #2 new home market in the U.S., with more than 37,500 new home closings.

While many of the nation's largest new home markets experienced a decline in closings year over year, Houston was the only market among the top three to post year-over-year growth.

That says a lot about the strength of our region.

For buyers, it means there's still incredible opportunity with a wide selection of homes, competitive financing incentives, and communities opening across the Houston area.
