Most people obsess over net worth… but here’s the truth: it’s cash flow that keeps the lights on.


You can own “million-dollar assets” and still feel broke if your money isn’t moving the right way.


Cash flow is simple: what comes in minus what goes out.


When it’s positive, you’ve got margin. That margin is what lets you breathe, save, invest, and start building true financial independence.


It’s the margin that pays the bills, funds the rainy-day stash, and eventually replaces your paycheck with streams of passive income.


Take rental properties. If rent covers the mortgage and expenses, the leftover is profit. And that profit? That’s what pushes you closer to independence.


Wealth on paper doesn’t change your life… cash flow does.

Many people ask me, "Stacy, with so many ways to invest in real estate, how do I choose one?"



Well, it all depends on whether you have more time or money to start with.



Here's a quick guide:



1. If you have neither time nor money, you might start with things like REITs or crowdfunded real estate.



2. If you've got more time than money, think about methods like wholesaling, house hacking, or finding a partner to invest with.



3. Alternatively, if financial resources outweigh your available time, delve into exploring syndications or consider becoming a debt partner in someone else's venture.



4. If you've got both time and money, you could look into traditional methods like buying property with a down payment, renting out short-term, or managing properties yourself.



I began with little money and more time. As I earned more, I shifted how I invested.



I've done all of these investing methods, with the exception of #1, and what takes the cake is raw land investing.

Or… self educate. Invest with a purpose and help others do the same. Steer away from status quo.


Invest for future. If you have a W-2 leverage work, more than it leverages you.


Here are 10 ways to break out of the “Rat Race”…


1. Give yourself a why…. (i.e. family, Lifestyle)
2. Stop buying unneeded stuff just to keep up with the Jones’
3. Pay yourself first. The “Future You” is the #1 bill.
4. Store money vs. Saving money. Stay broke (not poor)…
5. Build up enough in storage to buy an asset
6. Buy/create assets that pay you (my choice hands down is real estate).
7. When it pays, reinvest that income
8. Buy another asset.
9. Press repeat.
10. Then Press repeat again.


It took 3 years for enough monthly income to cover basic needs.


It took 3 more years investing in raw land to replace my income in healthcare.


It’s been 6 years since I started investing in real estate and wild to think….now my assets buy more assets.


I still follow the 10 steps above. Consistency + time always wins.


Now, I’m teaching my son to do the same. Talk about equipping the next generation with the skills of how to make money while they sleep.


Remember “THE FUTURE YOU” is the #1 bill.


Be sure to pay YOU monthly, you won’t regret it!


Make it a habit and a monthly priority and get it done.
