My process to buy a house is just 7 simple steps.


But learning how to do each step successfully has been learnt and refined over the last 20 years of doing this - trial & error.

For me this is a daily process. From over 200 properties per week at step 1 - filtering through all the steps. Down to successful purchase at step 7.

I do this for my own buying and for my clients that I help buy for

My 7 steps are:

1. Look at all houses in Christchurch on Trade Me (200 + per week)

2. Download & look at all property files on the properties that fit my tight buying criteria

3. Go look at all the properties that made my short list (15-20/ week)

4. Do initial due diligence on the properties that would suit my buying criteria

5. Put in offers on ones that pass the initial DD (5-10 / week)

6. Do full due diligence on offers that get accepted (2 - 3)

7. Buy properties that stack up ( 1 )


A simple process to buy only the best houses that fit my buying criteria - which is :

A profitable investment property that provides positive cashflow AND provides an increase in overall equity after purchase.
