Katrina - Group Home on Autopilot

104 degrees outside. AC just died. 13 residents blowing up my phone.

That was the day I learned the most important lesson in group home operations:

Problems aren't the enemy. Being unprepared is.

Here's exactly what I did...and what you can copy:

→ Called the repair company immediately (don't wait, start the clock)
→ Sent a group notification through my tenant management system (communication calms people down faster than any solution)
→ Ordered a portable AC unit for same-day delivery (it's still at the house today — now it's part of my permanent emergency kit)

That crisis taught me to plan for 3 emergencies before they happen:

1. A/C failure — own a portable unit, have a vendor on speed dial, service your system every spring
2. Water shutoffs — keep bottled water on hand, know your city's utility line
3. Power outages — know your resident population, clarify your obligations in the lease

In the military, we called this "continuity of operations."
In group home terms? It just means: have a backup plan.

The operators who last in this industry aren't the ones who never have problems.
They're the ones who already know what they'll do when problems come.

Got to spend the day with Felicia Edelman ‪@Soshousingcoaching‬. The shared housing community almost lost Felicia on April 8th.

She was in a major car accident.
ICU for weeks.
Several surgeries and procedures.

By the grace of God 🙌🏾 she’s out and about and ready to get back to work soon. 💖
